Beyond Brick and Mortar: Modern Construction Methodologies

Soil Investigation:
Soil investigation is conducted to determine the bearing capacity before excavation. RCC consultants use the strata reports to determine the foundation level based on the depth and extent of the soil.

Seismic Resistant Structures:
To withstand earthquakes in an area under Zone 4, the structure is designed by RCC consultants. It uses FE 500D grade steel, known for their high ductile properties.

Pillars and Foundation:
The concrete mix used in pillars is M-60 and the foundation is Grade M45.  Temperature controlled and  durable concrete is used in raft.

Paver Blocks and Rainwater Harvesting Pits:
Thick paver blocks used in the driveway can bear heavy vehicle loads (Fire tender Vehicle load). Rain water harvesting system is implemented by creating rainwater harvesting pits for water collection.

Quality Checks:
The construction team ensures no room for error and employs uncompromised material quality for an unblemished final product. Even the steel and concrete carrying vehicles undergo third-party testing before usage, an effort towards erfection.

Water-proofing & Painting:
Due diligence is taken when it comes to water-proofing and painting of the structures. At Adhiraj Capital City, high quality products like Fosroc or equivalent are used which enhance durability.

Plastering and Blockwork:
Adhesive is used instead of mortar for AAC blocks in all
towers, for better bonding and avoiding water curing. Partition walls consist of a combination of concrete and blockwork. Additionally, Gypsum Plastering is used due to lower quality sand in the region.

Elevators:
Destination-control elevators synchronize to bring the closest lift to individuals which ensures lesser waiting time for the
residents. A computer panel outside allows selection of desired floor. In case of fire accidents, elevators reach the nearest floor.
